1. What are the signs of a cracked foundation?
Signs of a cracked foundation in Virginia can include visible cracks, uneven floods, and even visible water damage. The most common signs include:
- Tilting Chimney: A leaning chimney can signify a shifting foundation, thus a potential crack or erosion issue.
- Visible Cracks: Look for horizontal, vertical, or stair-step cracks on interior or exterior walls, especially near corners or windows.
- Uneven Floors: Sloping or bouncy floors may indicate foundation shifting.
- Sticking Doors or Windows: Frames that stick, jam, or fail to close correctly could signal foundation movement.
- Gaps: Noticeable gaps between walls, ceilings, floors, or where the foundation meets the ground.
- Water Damage: Persistent moisture or pooling water near the foundation can weaken it over time.
- Separating Walls: Cracks or gaps between walls and ceilings or exterior brick separating from walls.
- Basement Issues: Dampness, leaks, or bowing basement walls suggest foundation strain.
2. What causes concrete cracks?
Cracks in concrete structures can be caused by various factors such as seismic activity, shrinkage, or moisture infiltration. If left unattended, they can compromise the structural integrity of the building. The most common causes in the Northern Virginia region are earth settling and soil erosion. Whether your foundation is made of concrete blocks or cement, its soil can shift or erode over time, leading to potential wall cracks. A crack in your slab is rare; however, when you need a fix, let Capital Concrete Repair help!
3. What are preventative steps to avoid concrete and foundation cracks in VA/MD?
The cause of your concrete or foundation cracks in the DMV can vary, but typically, soil and drainage issues are the culprits. We recommend addressing issues like unstable soil that may have caused the crack and drainage solutions to prevent issues. Believe it or not, fixing or installing new gutters and downspouts helps prevent soil erosion. Sometimes, a French drain is used to direct water away from the foundation. Frequent monitoring and routine inspections to catch new cracks early before they become problematic is key, too!
4. How do you fix concrete cracks and foundation cracks?
Working with a professional concrete repair contractor in NOVA like us with the knowledge and expertise to accurately diagnose the issue and recommend the most suitable repair solution for the specific situation is essential. Depending on the type and severity of the crack, we utilize one or more of the following solutions:
Epoxy Injection: Used for structural cracks to restore the foundation’s strength. Epoxy resin is injected into the crack, bonding the concrete together. Often combined with carbon fiber reinforcement for additional stability.
Polyurethane Foam Injection: Ideal for sealing cracks to prevent water intrusion. The flexible foam expands to fill the crack and allows for slight movement in the foundation.
Hydraulic Cement: Used to fill larger surface cracks or holes. Sets quickly and provides a watertight seal but is less flexible than epoxy or polyurethane.
Carbon Fiber Straps: For severe cracks or bowing walls, carbon fiber straps are applied across the crack to reinforce the foundation. If water intrusion is a problem, we recommend applying waterproofing membranes or drainage systems outside the foundation.
